What is a summer house?
These are small properties that have been adapted to be used mainly in the summer season (as the name suggests). Modular summer houses usually have an area not exceeding 35 m2. Why? Because buildings below 35 m2 can only be notified, and the investor does not have to apply for a building permit. This involves a huge optimization of costs, responsibilities and time. Summer houses can have access to running water, electricity and sewage. They can also be adapted for year-round use, but they cannot be the main place of residence.
What is modern modular construction?
Modular construction is a method that allows the production of real estate in its structure in a factory. Prefabricated elements ready for assembly are transported to the construction site and only there are they assembled according to the design. This is a technique that was most often used, m.in example, in the construction of housing estates made of the so-called large panels in the 80s and 90s. Modular summer houses can therefore be made of various raw materials and materials – from expanded clay to wood.

The times when most people decided to build a summer house on their own are gone forever. Why? Because we lack time, patience, tools and skills. However, we have more funds and possibilities that will allow us to use our summer property after just a few weeks from the moment of investment. Prefabricated houses are made in a factory. In the case of popular summer houses with a small area, many companies have ready-made structures. Thanks to this, in just a few minutes from the order, they are ready to be installed on the investor’s property. In practice, it can be estimated that the entire process organized by professionals will not take more than a month – assuming there are no complications.
Modular summer houses – price, or the main argument
The cost depends largely on the technology you choose. It can be considered that modern modular summer houses are in the range of PLN 1000-2000 per m2. Of course, the price is also influenced by the complexity of the design and the reputation of the manufacturer. Therefore, it is worth approaching the topic in a reasonable way and using the centered option. Considering that the limit of PLN 1500 gross per m2 is a satisfactory proposition, we should expect a high-quality structure.
