You need to think about where it is to be located and whether it should be armed. What does it even mean? Utilities on a building plot include supplying it with basic utilities, i.e. water, gas, sewage and electricity. Fortunately, we do not have to have full armament, e.g. we can give up gas. Nevertheless, it is worth thinking ahead.
You can take care of the issues related to the armament yourself. However, you have to take into account the costs and the time-consuming process. This is therefore a great basis for negotiating the price of the land if it has not been previously developed.
This is an individual matter that depends on many factors. All information provided is approximate only and in any case prices may vary.
The provision of an electricity connection to a plot depends on many factors. These include m.in.
– connection power,
– the number of plots in the vicinity,
– region rates,
– distance of the plot from the electricity network.
It is worth counting on average approx. 3-5 thousand zlotys .
Water and sewage connections are organized under one application. The cost of implementation depends on the length of the connection and the number of properties in a given area. It is the water and sewage companies of the municipality that are most often responsible for the pricing policy. It is estimated that one meter of connection is about PLN 200-400. To this should be added the price of the project, which can cost around PLN 2000. However, this is not all. The list also includes:
– agreeing on the project in the Documentation Arrangement Team,
– acceptance by an authorized employee,
– fee for issuing water supply conditions,
– geodetic fees,
– fees for connecting the connection to the network.
Within the range of 6 to 10 thousand zlotys . What if your area lacks public sewerage? What remains is to invest in a septic tank or a domestic sewage treatment plant. In both cases, you must go to the local municipal company with the appropriate application.
The gas connection is almost identical to the above-mentioned electricity. However, it should be remembered that it is not mandatory to equip a building plot with gas , so you can opt out of it. However, if you want to have access to gas just in case, e.g. to heat your property, take into account the costs of 5-8 thousand zlotys – this is the average price for the implementation of a 20-meter connection.
Official matters always take a lot of time. So check where you should go and how long you can wait to organize everything from A to Z.
You must submit an application for grid connection conditions to the relevant site in your region. The gas company has 21 days to consider and issue an opinion, while the energy company has 30. When the answer is positive, you will receive a draft contract. It specifies, m.in other things, the deadline for the completion of the gas and electricity connections. All you need to do is sign and make the payment. We can still expect implementation, which has been going on for several months upwards.
When it comes to the water and sewage network, the process is almost identical. An application for the issuance of technical conditions for water supply and sewage disposal (with a master map at a scale of 1:500) should be submitted. The plant has 21 days to respond. Is the opinion positive? You must commission the implementation of the connection project, which must then be agreed in the Documentation Arrangement Team. This takes another 30 days. Remember that the notification of the construction of the connection must take place no later than 30 days before the planned date of commencement of works.
