Building two houses on one plot is an increasingly popular option, especially due to rising land prices and the need to use space efficiently. According to Polish law, the construction of more than one house on a plot is possible, which is confirmed, for example, by the numerous presence of terraced houses and semi-detached houses. However, this undertaking requires certain conditions to be met. First of all, the investor should familiarize himself with the local spatial development plan (MPZP), which specifies what types of development are allowed in a given area. When building two houses on one plot, it is important to comply with the applicable regulations regarding the distance from the plot boundary and from other buildings. According to § 12 of the Regulation of the Minister of Infrastructure, the minimum distance of a building from the plot boundary is:
In addition, the distances between buildings must be at least 8 meters in the case of brick houses. On the other hand, if we want to build a brick and wooden house on one plot, the distance between them cannot be less than 12 meters. It is worth adding that the distances between buildings do not have to be maintained if we decide on a terraced or semi-detached house. In such a situation, the buildings are adjacent to each other with external walls.
One of the necessary steps in the process of building two houses is also obtaining a building permit. The notification itself is insufficient. The investor must submit an application, which should be accompanied by, among m.in, a construction project, an extract from the land register and a statement on the right to dispose of the property for construction purposes. In addition, a separate administrative procedure must be carried out for each of the structures.
In order to be able to build two independent houses, it is often necessary to divide the plot into two smaller ones. Such a division allows each owner to independently manage their part of the property. However, this requires meeting the requirements for the minimum size of the building plot, which are also specified in the local development plan or in the decision on development conditions.
