When we make a decision to build a dream house that will meet the needs of all household members, the first step towards the implementation of the investment is a thorough verification of the plot and the Local Spatial Development Plan (MPZP) or development conditions (WZ).

Regardless of whether we already have a plot of land or are just planning to buy it, it is necessary to carefully recognize all its parameters, taking into account local conditions , so that nothing surprises us when situating a house design on the plot. Often, at this stage of operation, we only have the registration number of the plot. So how to check the area of the plot by number and its other indicators?

What can a plot number be useful for?

The development of technology with the possibility of using satellite data makes it possible to quickly and with very high accuracy check several data of interest to us with the registration number of the plot. Of course, you can still go to a licensed surveyor or the County Office where the plot is located, but for full convenience, without having to leave home, all you need is the plot number.

In what situations is it useful?

– at the stage of purchase, when we check where the plot is – the exact location of the plot, access to it or the immediate vicinity can be verified by the number;

– at the stage of project selection, how we check the size of the plot – the plot area and its exact dimensions can be verified by the number, which allows us to plan the maximum dimensions of our future house. On the other hand, if we also know the provisions of the local development plan or the zoning permit, we can verify even more precisely whether the house design we have initially selected will be able to be located on the plot we are interested in.

The parcel number is the basic unit of geodetic division. It usually takes the form of a natural number or a fraction if a given plot was created as a result of an earlier division. The plot number combined with knowledge about the commune, locality and precinct where it is located (also in the form of a detailed plot identifier) allows you to obtain detailed information about it thanks to online access on several Internet portals:

– Geoportal – is a company portal of the Head Office of Geodesy and Cartography (GUGiK), through which you can not only learn about the dimensions of the plot and its area, but also detailed metadata including various types of maps, such as orthophotomaps or topographic maps. Access to the portal is free and does not require additional formalities, and the data is constantly updated. An additional layer of the boundary register allows for precise recognition to which administrative unit a given plot (geopertal.gov.pl) belongs;

– E-map – a private portal with a very similar scope of data (polska.e-mapa.net) to Geoportal;

– OnGeo – also a private portal, enabling the acquisition of cadastral data on the plot of land we are interested in, available in the form of a detailed report in PDF format (ongeo.pl);

– Geportal 360 – a private portal with similar data acquisition capabilities as above, with an additional paid option to download data on land and mortgage registers.

The data obtained in this way is not only very accurate, but also quickly available, which saves valuable time and avoids tedious visits to offices at the basic verification stage.
